The Construction Project Manager will be the representative of Atria Senior Living Group in the management of planning, design, budget control, and construction of new construction, redevelopment, renovation or major plant maintenance projects. Primary responsibilities include:Managing the design and development phases of the assigned projects to assure that the A/E team have incorporated all of Atria Senior Living requirements.Ensure that final contract plans, specifications and other project documents are coordinated, are constructible, and are complete to allow the bid packages for the work to be complete and representative of the provider scope and final needs.Review construction drawings for completeness, constructability and for coordination.Collaborate all pre-construction services to prepare, review, monitor information and reports related to all costs involved of assigned projects and advise promptly of all cost implications.Plan and schedule construction activities to provide for orderly and expeditious completion of projects with minimum disruption to everyday living activities at Atria communities being renovated.Supervise preparation of construction bid documents, bidding process, prepare change orders and work orders for consultants and contractors. Ensure compliance with specifications, contracts and work orders through site inspections and other techniques and, approve payments for work satisfactorily performed. Prepare status reports on progress of assigned projects.Confirm all required paperwork from contractors and consultants is completed at approximate design times before and during projects.Ensure project site and company assets are secure, and maintain a safe and respectful working environment at all times by implementing safety (OSHA), risk management and training.Schedule all mandatory, periodic planning, progress, and close out meeting with project staff, consultants, contractors and Atria representatives.Prepare construction budget, change orders and construction progress reports.Assure work completed complies with plans, specs and contract documents.Inspect facilities and determine repairs that need to be made.Approve contractor's payment requests.There is assistance available for relocation.

Details: Construction Manager Construction Manager Summary: The role of Construction Manager (CM) will be to take a proactive lead in monitoring the construction process in delivering the units on schedule, while saving construction dollars, all while representing and protecting The Community Builders (TCB) and its partnerships. Construction Manager reports to the Regional Construction Manager and will work closely with the Project Team (PT), Architects and General Contractors in a productive relationship as TCB’s onsite representative. These responsibilities include but are not limited to the following:Pre Construction Phase: Review infrastructure, building, and utility plans to ensure consistency and proper coordination among all design professionals. Manage the bidding process for any contract. Supervise the contractors during the acquisition process for all permits, licenses, and certificates of occupancy to meet the project delivery, and investor contribution schedules. Facilitate strategic design and installation of construction fencing. Coordinate with various local schools and/or neighborhood associations effected by the construction, and maintain communication during construction. Pre Construction Phase:This phase commences with the mobilization of either infrastructure or building contractor.Once the construction starts, the CM will be accountable for administrating the contract between all parties except for owners/lenders/agencies unless otherwise requested by the Project Manager. This is designed so the Project Manager is not bound by daily technical decision making, or allowing the GCs to take advantage of the company by complicating an issue in order to lure the PM into a decision to their benefit. Although the Architects/Engineers are supposed to advise the PM in that regard, it is our experience that they will not push back on some issues where the owner’s CM will. Therefore, all RFIs, technical questions, submittals, preliminary Change Orders are handled by the CM. If any of the above decisions involve increase in cost or schedule, or change of design promises to the owner/lender/agencies (such as internal/external appearances, decorative selection, etc), the CM will seek the advice and approval of the PM. This will release the PCM from attending every construction meeting. The CM will keep the PM abreast of all the issues and potential changes. In retrospect, it is requested that the PM is not to approve any construction change orders without consulting with the Construction Manager. It is our policy for the CM to audio tape every construction meeting for future reference. Normally the experienced project managers welcome this assistance. The Construction Manager will represent The Community Builders to ensure that all elements of the project are of high quality, on time and within the approved budget.The CM, with direct and manage the activities of the construction clerk(s) that may be assigned to their projects, and will provide the following services in cooperation with the Architect/Engineer:
